A Strategic Real Estate Planning Session isn't a sales pitch, and it isn't a listing presentation. It's a working meeting, built around one question: what are you actually trying to accomplish, and what's the smartest way to get there?
Here's how it actually goes. We start with your situation, not a home search. That means your timeline (are you moving in three months or exploring a three-year plan?), your budget reality (not just what a lender will approve, but what you're actually comfortable spending), and your financing position (pre-approved, exploring options, or somewhere in between). None of this requires you to have it all figured out already. Half the point of the session is figuring it out together.
From there, we talk about what a home purchase or sale needs to do for your life. A first home is a different conversation than a move driven by a growing family, a job relocation, or a downsizing decision. Each of those changes what "the right decision" looks like, and a good plan reflects that instead of treating every transaction the same way.
By the end of the session, you'll leave with three concrete things: a clear, honest picture of your buying power (or, if you're selling, your realistic net proceeds), a timeline that fits your actual life rather than a generic 30-60-90 day script, and a written plan you can reference as we move forward together.
There's no pressure and no obligation. If it turns out I'm not the right fit, or the timing isn't right for you, that's a useful outcome too. Most people walk away from this session with more clarity than they had going in, whether or not we end up working together.
