A PCS Move Timeline

A PCS move comes with a deadline you didn't set, which is exactly why a plan matters more here than in almost any other kind of relocation.

The planning window starts the moment orders are in hand, not when you're ready to start looking at homes. That early window is when the groundwork gets laid: understanding your VA loan entitlement and whether you've used it before, deciding whether buying or renting makes more sense at your next duty station, and getting a realistic read on the local market and timeline so you're not caught off guard by inventory or pricing once you arrive.

From there, the timeline has to work backward from your report date. Household goods shipments, TLA (temporary lodging allowance) windows, and report dates all have to line up with when you're actually able to close on a home, and those dates rarely move to accommodate a real estate transaction, so the real estate transaction has to be planned around them instead. This is where a lot of PCS moves run into trouble: the home search starts too late, or the financing isn't lined up before the family needs to be settled.

VA loans add their own timeline considerations. Certificate of Eligibility, appraisal turnaround (which can run longer than a conventional appraisal in some markets), and the VA's own funding fee and underwriting requirements all need to be factored in from day one, not discovered midway through the process.

If you're relocating from a distance, which is the norm rather than the exception with a PCS move, every step can be handled without you needing to be there in person for all of it. Virtual home tours, remote document signing, and coordinated communication with your lender and any other party involved in the move mean you can make real progress on securing housing before you've even arrived at your new duty station.

The goal is simple: by the time your family reports, you're not scrambling to figure out where you're living. You're already settled, or close to it, because the plan was built around your timeline instead of a generic one.
